Summit Opera House

Livingston Town Center

Livingston Town Center is a new $100 million project located in the heart of affluent Livingston, New Jersey. The area's upscale demographics and the site's access and location make it ideal for a lifestyle retail center. This mixed-use project has become Livingston's new downtown.

Located at Livingston's major intersection, Route 10 and Livingston Avenue, it is approximately 1 mile from Route I-280 and 5 miles from the Short Hills Mall. This development consists of approximately 70,000 square feet of upscale retail space, and 114 luxury homes. Jacobs was the managing member of the owning partnership.

Summit Opera House

The Summit Opera House is a 3-story mixed-use building consisting of 7 apartments, 3 office/retail units, and a Winberie's restaurant on the ground floor. This landmark building has excellent visibility and is located across the street from Summit Town Hall, on the western edge of the city's business district. Jacobs was the bank appointed receiver and later bought the asset out of bankruptcy.

Maple Garden Apartments

At the Maple Garden Apartments, you will find a variety of single, double and double-duplex bedroom apartments. This rent controlled community maintains the classic, quiet and comforting atmosphere of garden apartments. The Maple Garden Apartments are located within 1 block of the New Jersey Transit Clifton Rail Station, and 3 blocks from City Hall. This location allows residents access to both the community and the region with exceptional convenience. Jacobs is the co-managing member of the owning partnership.

Styertowne Apartments

The Apartments are located in the heart of the Route 3 corridor, just one mile from the Garden State Parkway Exit 153 Interchange, three miles from the New Jersey Turnpike Exit 16W and the Meadowlands Sports Complex. Jacobs is the co-managing member of the owning partnership.

Point Grand Plaza

Point Grand Plaza is a 55,000 sf shopping center located in Elizabeth NJ.  Anchored by Extras Supermarket, Dollar General, and Popeyes, the center was built on a 4-acre site that sat vacant and dormant due to its prior use as a NJ Transit repair facility with soil contamination generated by that use.

JEI led the redevelopment with the capital stack comprised of significant equity investment along with loans and grants from The City of Elizabeth, the Elizabeth Economic Development Corporation, and the NJEDA.  The project was completed in 2018, generated more than 100 permanent jobs, remediated a polluted site, and pays taxes through a PILOT agreement, where no taxes were previously generated.

Styertowne Shopping Center

Styertowne Shopping Center is a 230,000-sf project that was purchased by a JEI-investment group in 1999. Under JEI’s leadership, over the years, the Center was expanded and renovated. It welcomed its new anchor, the regionally famous Stew Leonard’s Market in 2024. The economic returns to its owners have been extraordinary.

Glenwood Station, Bloomfield

Glenwood Station is a mixed-use project developed in a joint venture between Avalon Bay and the CHA-JEI partnership. It is located in the heart of Bloomfield, adjoining the NJ Transit train station. This project contains 60,000 sf of at-grade retail including a new Foodtown Supermarket, and about 225 residential units built above the retail. The sophisticated and complex redevelopment project included the assemblage of more than 30 properties, implementing a PILOT agreement with the municipality, and structuring a commercial condominium legally separating the retail from the multi-family uses.

Muhlenberg Hospital Redevelopment Plainfield, NJ

Muhlenberg Hospital in Plainfield NJ is being redeveloped to a mixed use community containing retail and multi-family assets. The JEI-CHA Partners joint venture developed a new CVS Pharmacy on a pad location as part of that effort.
